    What happens without an iSFP?

    • 5% funding bonus per individual measure is systematically forfeited - for 5 measures at €30,000 each, that's up to €7,500 in lost funding.
    • Wrong sequence can block funding access to subsequent measures (e.g. heating replacement before envelope renovation reduces efficiency gains and can restrict eligibility).
    • Without an overall concept, no connectivity to ESG reporting, financing or future transactions - the becomes an isolated obligation instead of a strategic document.
    • Measures are implemented in isolation - economically suboptimal and often misaligned. Common consequence: double investments or costly corrections.
    • § 35c EStG (tax incentive) and grants cannot be combined - without pre-assessment, the worse path is often chosen.
    • Later corrections typically cost significantly more than clean initial planning, and funding access is often already exhausted.

    • Connectivity: use as data foundation for ESG reporting, pathway and lending value assessment - a good iSFP feeds into three to five downstream processes.
